Guidance: CICAIR approved inspectors register and sanctions

The designated body maintains the approved inspectors register. It notifies every local authority in whose area the building regulations apply if any inspectors approval is withdrawn.

The Building Safety Regulator (BSR) is the designated body to approve inspectors in England and Wales from 5 April 2024, replacing the Construction Industry Council Approved Inspectors Register (CICAIR). This designation ends on 1 October 2024.

Approved inspectors can only operate until October 2024 and can only finish work started before April 2024. Any new work since April 2024 must be overseen by a registered building control approver or local authority building control; or in the case of higher-risk buildings by BSR.

All references in the documents to CICAIR should be read as BSR.

The designated body to approve inspectors in England and Wales from 5 April 2024 has been updated on this page to the Building Safety Regulator (BSR), which is part of the Health and Safety Executive. A paragraph has been added which states that approved inspectors can only operate until October 2024 and can only finish work started before April 2024. After October 2024, registered building control approves, local authority building control or BSR will oversee new work started from April 2024.
