Details

Our current identity policy allows use of this form if you are a corporate body and are not able to have your identity verified by a practicing conveyancer, for example a solicitor and you are sending one of the following applications to HM Land Registry. If you are able to have your identity verified by a conveyancer please complete form ID2. This form can only be used if both you and the person verifying your identity hold a full UK passport and the verifier has known you for at least one year.

  • Transfers (whether or not for value)

  • Transfers and deeds relating to the appointment or retirement of trustees

  • Leases (whether or not for value) that are being registered

  • Charges (mortgages) that are being registered

  • Discharge of a charge in form DS1

  • Release of a charge in form DS3

  • Surrenders of leases

  • Most voluntary and compulsory applications for first registration where the title deeds have been lost or destroyed

  • All other applications for compulsory first registration

  • Any person who is a party to one of the above transactions who is not represented by a conveyancer

You do not need to complete this form if the value of the land involved in the disposal does not exceed 6,000.

  2. We have amended the form as we have decided to continue with the practice we introduced in May 2020 as a result of coronavirus (COVID-19).

  3. We have amended the guidance notes in the form to (a) cross refer to practice guide 67A, and (b) clarify that identity can be verified by a person who has retired but worked in one of the stated professions before they retired.

  4. We have clarified that, where verification is made by way of a video call, the required screenshot must be in colour. Also we have clarified that we will accept a Channel Islands or Isle of Man passport to verify identity.

  5. We have added a guidance note to clarify that where the verifier verifies the identity of more than one person, they must provide each person with a copy of their personal details page.

  6. We've amended the guidance notes in the form to confirm that the parties involved in a transaction cannot verify each others identity. The verifier must be independent of the transaction to be registered.

  7. The form has been amended as a result of customer feedback.

  8. We have added the PDF version of the form.
